Delivery

Design & Build or general contracting? Choosing a delivery route

The right project model depends on scope, design responsibility, programme and risk. A clear comparison before procurement begins.

Project delivery is not only a contractual decision. It shapes communication, design responsibility, cost visibility and the way changes are handled from the first brief to handover.

Two common routes are Design & Build, where one team holds design and construction responsibility, and general contracting, where a contractor executes a separately developed design. Neither is automatically better; the right fit depends on the project.

When Design & Build fits

Design & Build creates one point of responsibility for developing the design and delivering the site work. It can support faster coordination because design, estimating, procurement and buildability are considered by one integrated team.

This route is useful when a client wants a connected process and clear accountability. The brief still needs to define quality, performance, inclusions and approval stages so speed does not replace informed decision-making.

When general contracting fits

General contracting suits projects where the design has been developed independently and the client wants contractors to price and execute a defined package. The designer typically retains design oversight while the contractor manages construction delivery.

The strength of this route depends on coordinated, sufficiently complete information. Gaps between drawings, specifications and site conditions can become changes, so pre-construction review and clear query management are essential.

Compare like for like

Whichever route is considered, compare scope rather than only totals. Check professional services, approvals, surveys, temporary works, services coordination, furniture, technology, testing, warranties and post-handover support.

Also consider the client team’s capacity to make decisions and manage interfaces. The most suitable route is the one that aligns responsibility with the people best placed to carry it, while keeping quality, cost and programme visible.
